How much deposit do I need for shared ownership?
You typically need a 5–10% deposit based on the share you're purchasing, not the full property value. For example, buying a 25% share of a £300,000 property means you'd need a deposit on £75,000.
Can I buy more shares later?
Yes, this is called staircasing. As your income grows or your property increases in value, you can buy additional shares. We can arrange the additional financing for staircasing.
Do I pay rent as well as a mortgage?
Yes. You pay a mortgage on the share you own and rent on the share you don't. The rent is typically set below market rate (usually around 2.75% of the housing association's share).
