Limited Company Buy to Let
Purchasing through a Special Purpose Vehicle (SPV) limited company has become increasingly popular following changes to mortgage interest tax relief. We can advise on whether a limited company structure may be beneficial for your circumstances and connect you with specialist lenders who offer competitive limited company BTL rates.
We work with lenders who accept newly incorporated SPVs, existing trading companies, and offshore limited companies where suitable.
Portfolio Landlord Advice
If you own 4 or more mortgaged properties, you're classified as a portfolio landlord. This triggers additional underwriting requirements from lenders. We have extensive experience preparing portfolio landlord applications, including full property schedules, cashflow analysis and business plans where required. We know which lenders are the most pragmatic and competitive for portfolio cases.
Key Criteria
• Minimum deposit: Typically 25% (75% LTV). Some products available from 15% deposit (85% LTV).
• Rental coverage: Most lenders require 125–145% rental coverage at a stress rate of 5–5.5%.
• Minimum income: Some lenders require a minimum personal income of £25,000, others have no minimum.
• Property types: Standard houses and flats, HMOs, MUFBs, holiday lets, student lets and specialist properties.
• Ownership structure: Personal name, limited company (SPV), trust, partnership and offshore structures.
Some buy to let mortgages are not regulated by the Financial Conduct Authority. Your property may be repossessed if you do not keep up repayments on your mortgage.
