Ground up development finance provides staged funding for new build projects. Whether you're building a single dwelling, a scheme of apartments or a commercial development, we structure finance with staged drawdowns monitored by the lender's surveyor.

What We Finance

  • Single residential units and self-build
  • Multi-unit residential schemes
  • Mixed-use developments
  • Commercial new builds
  • Land purchase with planning
  • Land purchase without planning (specialist lenders)

How Staged Drawdowns Work

Development finance is released in stages as construction progresses. Each drawdown is verified by the lender's monitoring surveyor to ensure work is on track and on budget.

  • Tranche 1: Land or site purchase
  • Tranche 2: Foundations and groundworks
  • Tranche 3: Superstructure and build
  • Tranche 4: Fit-out and completion

Typical Terms

  • Up to 70% of gross development value (GDV)
  • Up to 90% of build costs
  • Terms from 6 to 24 months
  • Interest rolled up (no monthly payments during build)

Frequently Asked Questions

Do I need planning permission before applying?
Ideally yes, although some lenders will consider sites with planning in progress. Having full planning permission in place will give you access to better terms and more lenders.
Can I finance the land and the build?
Yes. Most development finance facilities cover both the land purchase and the construction costs within a single facility.
What experience do I need?
Experienced developers access better terms, but we also work with first-time developers. See our first-time developers page for more information.
What exit strategies work?
Common exits include sale of completed units, refinance to a buy-to-let mortgage (for retained rental), or development exit finance for a smoother transition.
